A community association is a nonprofit organization created to manage and maintain shared areas, enforce community standards, and support the overall well‑being of the neighborhood.
Common areas such as landscaping, amenities, signage, lighting, and community standards. Specific responsibilities vary by community governing documents.
A volunteer Board of Directors elected by homeowners. The Board oversee operations, finances, and policy decisions, often with support from a professional management company.
Based on the Quail Hill Parcel B Declaration (1974), the Association is responsible for maintaining and managing the following:
Assessments fund maintenance, repairs, utilities, insurance, and contracted services that support the community.
The Board adopts an annual budget based on projected expenses. Assessment rates are set according to the governing documents.

Any modification that affects the exterior appearance—paint, landscaping, additions, fencing, etc.—requires prior written approval.
Complete the Architectural Review Form and include all required materials such as plans, samples, and photos. Submit the full packet to the management company via email at kelly@leapsaccountingservice.com.

Mailbox keys are issued directly by the United States Postal Service (USPS). The Association does not provide or replace mailbox keys.
To obtain a key or request a replacement, please contact the local post office that services Quail Hill Parcel B: Sunnyslope Post Office, 9635 N 7th St Phoenix, AZ 85020. They will assist you with the key request process and any applicable fees.
Email the management company to request a pool key. A $30 fee will be assessed for the key and mailing.
The pool cannot be reserved for private parties at this time. Residents are welcome to host small gatherings or events at the pool; however, the area must remain open and accessible to all residents, and no one may be asked to leave or be restricted from using the amenity.
Regular Board meetings are typically held quarterly. Notices are sent out via e-blast and posted per state requirements.
Meetings are held virtually via Zoom. Notices and access links are provided in advance through community communication channels.
Yes. Homeowners are encouraged to attend and may speak during the open forum portion.
